CT Gold sells out in two days as bulk buyers snap up units

Marcus Chu, CEO of ERA Singapore, recognizes that demand for units at CT Gold came mostly from owner-occupiers, including SMEs in markets such as light manufacturing, shopping, logistics and creative sectors, which worth closeness to the city and availability for both customers and staff members.

The 63 manufacturing units are spread across eight floorings, with dimensions varying from 1,615 to 1,959 sq ft. Sales schedulings commenced on April 30, with top priority provided to mass buyers buying five to 10 units.

The take-up was steered mainly by bulk purchasers getting numerous units.

The three canteen units on the first level, varying from 1,863 to 2,293 sq ft, were also consumed by separate purchasers.

Established by Chiu Teng Group– that has been experts in industrial and business work for the past 27 years– CT Gold is a redevelopment of the past MacPherson Industrial Facility, got en bloc for $103.888 million in May 2025.

The strong take-up adheres to the launch of Chiu Teng Group’s earlier project, CT Pemimpin, a freehold B1 strata-titled industrial advancement near Marymount MRT Terminal. All 56 units and three canteens were marketed quickly after the March 2025 launch, indicates Kelvin Fong.

” Whilst multiple-unit purchases were dominant at CT Pemimpin, activity was also stronger at CT Gold, where all of the units were acquired by these purchasers,” says Low, that attributes the much faster take-up to its “more central area”.

” For several SMEs, owning their space is no longer simply an operational choice, however also an annual report approach,” states Chu.

He adds that property industrial developments continue to be particularly attractive in the middle of restricted supply. “Such properties are engaging given their deficiency and capacity to preserve value gradually.”

It isn’t just residential projects seeing quick sales. At CT Gold, an estate, strata-titled industrial development in the MacPherson industrial estate, all 63 production units and three canteens were snapped up throughout 2 days of launch, with the project completely sold out as at May 1.

” Most of investors were end-users,” he includes.

Chu also points to timing as a vital variable. “CT Gold went into the market at once when much more businesses are reassessing their extended space strategy, moving from leasing to possession where possible.”

CT Gold was previewed from April 15 to 29, pulling strong attraction during the two-week span thanks to its place in the developed MacPherson city-fringe industrial park, explains Ken Low, regulating associate of SRI, one of the venture’s shared promotion and marketing representatives.

When sales opened up at 10am on May 1, the remaining units were rapidly taken up by multiple-unit buyers, each acquiring 2 to four units, with all production units sold within a few hours.

Manufacturing units were sold at in between $1,400 and $1,900 psf, with a lot of transacting at approximately $1,500 to $1,600 psf. In absolute terms, the ordinary cost of units offered varied from $2.5 million to $2.6 million.

Situated at 5 Lorong Bakar Batu, off MacPherson Road in District 13, the development is throughout strolling distance of Potong Pasir MRT Station on the North-East Line. It is slated for finalization in 2030.
